Thomas C. Salerno is a graduate of the Lehigh University Engineering College, Bethlehem, Pennsylvania. Degrees earned by Mr. Salerno include a Bachelor of Science Degree in Industrial Engineering.
Mr. Salerno has been a Member of The Appraisal Institute (MAI) since September 1992 and has twenty (20) years of experience appraising both residential and commercial properties throughout Long Island and the Greater New York City Metropolitan Region.
Mr. Salerno is the President of Salerno Appraisal Services, Inc. as well as being the Chief Financial Officer and Managing Partner for the Corporation. Mr. Salerno’s responsibilities include client interfacing and development, office systems management, accounting and payroll, appraiser training, appraisal scheduling/prioritizing and appraisal quality control.
Salerno Appraisal Services was founded by both Thomas and JoLyn Salerno with the goal of providing a high level of quality and service specific to the individual real estate appraisal needs of each client.
Mr. Salerno had previously been a Partner in Smith & Salerno Valuation Services (SVS). Thomas was personally involved in all phases of the firm’s appraisal processes from the initial client consultation and fee quoting through to the reviewing and processing of the final appraisal product. Over the course of the past fifteen (15) years, (from October 1990 through July 2005), the firm completed over 30,000 real estate appraisals as well as over 100,000 tax certiorari cases under Thomas’ supervision and guidance.
Systems created and implemented by Mr. Salerno for Smith & Salerno Valuation Services included the developing of appraisal formats for the firm’s various appraisal products and clientele, initial training and continuing education programs for the appraisal staff in both the commercial and residential appraisal disciplines and the implementing of internal appraisal review and quality control programs.
Thomas managed the appraisal department of fifteen (15) appraisers, including product scheduling, work flow, review/training processes and appraisal production. He also was responsible for the supervision of a staff of seven to ten clerical employees including computer support personnel, researchers, processors, secretaries and typists.
Over the course of Mr. Salerno’s tenure with SVS he consulted with scores of lending institutions and other clientele on appraisal compliance issues including automated valuation models, restricted appraisals, evaluations, environmental policies and other alternative appraisal methodologies.
The diverse types of properties appraised by Mr. Salerno include individual cooperative/condominium units, single and multi-family dwellings, cooperative apartment complexes, catering halls, shopping centers, office buildings, factories and industrial buildings, restaurants, subdivisions, specialty use properties, gas stations, marinas, transfer stations, concrete plants, auto repair facilities, hotels, motels, movie theatres, bowling alleys, large estates, wetlands, roller rinks, schools, diners, luncheonettes, bars, parking lots, self storage facilities, bank buildings, fast food franchises, vacant land tracts, etc.
Thomas C. Salerno has provided appraisal related services for hundreds of law firms and property owners for a variety of purposes including mortgage financing, estate planning, divorce settlement proceedings, property valuation/marketing strategies, real estate tax certiorari, property condemnation, foreclosure, bankruptcy, etc.
Mr. Salerno is a member of the Long Island Chapter of the Appraisal Institute, actively attending meetings, lectures, seminars, appraisal workshops and educational classes. Mr. Salerno has successfully completed all pertinent courses sponsored by the Appraisal Institute. He has served the Appraisal Institute as Examinations Chairperson, on the Publications Committee and as an Educational Course Coordinator.
Mr. Salerno is Certified as a General Real Estate Appraiser with the State of New York as well as being a New York State Licensed Real Estate Salesperson.
